Before buying land or a house in Tamil Nadu, one of the first things to check is the encumbrance certificate. It quickly shows whether a property has registered loans, earlier sales or other transactions that could affect you.
What an EC shows
- Sale deeds and their dates
- Mortgages registered on the property (and their release, if registered)
- Gift, settlement and partition deeds
- Other registered documents relating to the property
How to get an EC in Tamil Nadu
- Visit the official registration portal, TNREGINET.
- Choose the encumbrance certificate search option.
- Enter property details – zone, district, sub-registrar office, village and survey number.
- Select the period to search.
- View or download the EC as available.
How many years to check
Check a long period – commonly 30 years or more – so you can match the EC with the chain of parent documents.
How to read an EC
| What you see | What to check |
|---|---|
| Sale entries | Names and dates match the parent documents and seller |
| Mortgage entries | A matching release/discharge has been registered |
| Unknown names | Ask why – possible partial sales or disputes |
| Extent and survey numbers | Match the property you’re buying |
What an EC doesn’t show
An EC covers registered documents. It may not reveal unregistered agreements, family claims or physical encroachments. That’s why it must be combined with title review, patta checks and a site visit – see our land documents checklist.
